Pre-Completion Snagging Inspections
PCI inspections are an integral part of buying a New Build Home. These inspections are carried out on New Builds before the Site team officially hands the home over to the buyer.
The aim of a PCI snagging inspection is to find any defects, problems, or oversites that the Site Team may have missed and get them rectified before the final hand over of the property. These snags range from basic cosmetic issues to major structural issues.
The benefit of opting for a PCI Snagging inspection is that most, if not all the snags should have been rectified by the site team before you move in. This means less intrusions and disruptions to you and your family once you have moved in.
Post-Completion Snagging Inspection
This is the same as our PCI inspection, the only difference is that is takes place just after you move in, and up to two years from completion while you are still under warranty.

Internal Points Covered
Loft
We inspect every loft for insulation, durgos, soil pipes going to air, evidence of cavity fill, fire socks, spandrel panel damage, bracing of trusses, straps bedded in correctly and behind a full block. Correct type and quantity of fixings used to secure the trusses. Checking membrane has not been penetrated, thus ensuring that the loft is watertight.
Paintwork
Every wall, ceiling, skirting, architrave, pipe and windowsill are inspected for poor workmanship. Every glossed surface including handrails, pigs ears and doors are all inspected thoroughly.
Carpentry
From internal frame walls to skirting and architrave mitres, ironmongery including door handles and door stops, stairs and handrails to ensure they are level and installed to the correct height. All doors are inspected for rattles, that locking mechanisms are in good working order including that the margins on the fire doors are correct.
Flooring
Carpet and vinyl floors are thoroughly inspected, making sure they are level and within tolerances. Any deviations or irregularities are picked up and put on the snag list.
Kitchens
The kitchen often being the heart of the home gets scrutinised, making sure that all your appliances work and are safely installed. All kitchen units are checked to ensure that they are uniform, level and undamaged. Kitchen sink units are inspected for any water damage that may have occurred during the build process. Every fixing used, soft close systems and shelf are checked and made sure to be present.
Plumbing
We inspect each boiler making sure it has the correct pressure and is in good working order. Every radiator is checked for level, ensuring that they are working to maximum capacity. Gas, mains water, and boilers should all be labelled clearly. All baths and showers are checked to ensure there is no damage or scratches. Toilets and sinks are checked that they are working correctly and that the hot and cold taps have been plumbed correctly.
Plastering & Drylining
Many times plastering can be of poor standard on New builds and problem areas often get left out, leaving an unsightly finish to your walls. Timber frame walls and blockwork walls are checked for level, every corner and window reveal are checked with a square to make sure they are within tolerance. If your walls are out, your skirting and flooring will be out.
Mastic
Mastic is one of the best ways to seal a house, thus making it airtight and energy efficient. Having poor mastic leads to high energy bills, draughts and even water ingress. It is vitally important to have your new build home inspected thoroughly for and poor mastic.
Doors
Patio doors, bifold doors, French doors, front doors and utility doors are all thoroughly checked to ensure they are well sealed. They should open and close with ease and are checked for damage. We check that all glazed doors are installed with tempered glass.
Windows
Every window should be smooth and easy to open. Escape windows need to be able to open to a minimum of 450mm, they should also be marked by a green plastic cover on the window handle to indicate their use and to prevent them being locked in case of an emergency. Most windows depending on circumstances, will need safety latches installed.
External Points Covered
Garden
Including turf, soil levels and angles of fall, feather board and close board fencing including posts, post caps, gates, sheds.
Hardstanding
We also inspect paving, shingle, including curbs and edgings, driveways.
Garages
From the roof trusses, bracing, straps, to the tiles, soffit, fascia, dry ridges and waterproof membrane. Gutters and down pipes. Electric sockets and lights , brick work.
Drainage
From the manhole covers, to drains, soak aways and even the inside of the manholes to ensure that no debris has built up during the build process.
Utilities
We check that the gas boxes are fitted and labelled correctly. We check that the electric boxes are secure and watertight. The water meter cavity is checked for debris and standing water.
Mastic
We inspect that all windows, doors, gas pipes, blow offs, French doors, front door canopies, bay windows all have sufficient mastic which has been correctly applied. We check if its blown, or going to blow in future due to filling gaps bigger than its been manufactured for.
