Questions About the Snagging Process

What is snagging?
The word ‘Snagging’ is used to describe the process of fault finding or issue identification. It is an informal expression used in the building trade, especially New Builds.
Do you offer de-snagging/re-inspection services?
Yes! We do offer a de-snagging/re-inspection service. This service is offered at 50% of the original Snagging cost of the property. You can also opt for paying up front for a de-snagging/re-inspection service when you book the original snagging survey.
What is the best time to carry out a snagging inspection?
We recommend a snagging inspection as soon as your New Build Property is ready to move into, or shortly after you have moved in. Be aware that your developer is required to fix any issues, faults or snags up to 2 years after completion. We often get home owners booking us in shortly before the end of their 2 year warranty.
Do I need to be present for the inspection process?
No, you do not need to be present for the initial snagging inspection. However, you are more than welcome to be there if you prefer.
What does a snagging inspection cover?
Our snagging inspectors check every aspect of your new build home, all interior and exterior of your property that is visible will be inspected. We also inspect the garden, garage, driveway, roof and guttering.
Why is snagging important?
Snagging is a necessity. It uncovers any defects in your property before your warranty period ends. This saves you a lot of time and money trying to rectify it later. Snagging issues range from un-level ceilings, floors and walls, to heating faults, leaks, damaged units, missing insulation, poor joinery and even structural issues.
Will you visit a second time for re-inspection if something is not in working order or unfinished?
We do not do revisits due to the property being unfinished. It is the homeowner’s responsibility to ensure that the property in question is fully completed before booking us in for an inspection. The property should be clean and ready to move in.
Which areas of the UK do you offer snagging inspections in?
We offer snagging inspections in Gloucestershire and Worcestershire. If you are unsure if you fall into these areas, or you fall just outside of these areas, don’t hesitate to get in contact with us. We are always willing to go the extra mile for our customers!
Can you collect our newbuild property keys from our estate agent or sales team?
Yes, if you require us to do so, please just state in your email or tell us over the phone and we can arrange accordingly. Once your snagging inspection is booked, we will be in contact to arrange access to your property.
Can I book a snagging inspection online?
Yes, by filling out our booking form, we will receive all your details and be in contact with you shortly to finalise the details of your inspection.
Am I able to book a snagging inspection over the phone?

What is the NHBC warranty?
The organisation above is a new build warranty provider. The NHBC warranty is provided by the builder, which aims to protect the new build purchaser for a total period of 10 years against defects and structural issues.
Why do I need to hire a snagging company?
Anybody can look at a new build property and pick up a few obvious flaws, however only a professional snagging company has the knowledge, experience and equipment to ensure a thorough inspection and make sure you are getting what you have paid for.
How many snags do you usually find?
The number of snags found on a new build varies dramatically. The average number of snags found in a property range from 100 – 200 snags. At the same time, it can be as little as 50 or as many as 300+. It is all dependent on the quality of the property being inspected.
How long does it take for the snagging report to be sent to me?
We aim to have the snagging report emailed to you in PDF form within 48 hrs of the initial snag. If you require your snagging report sooner, please let us know and we will make sure to get back to you ASAP. Each report contains pictures, pinpointing snags with a small description of the snag, and where it is in the property.
Can I change my inspection date after booking?
Yes, you can change the date of inspection by emailing - info@snagdaddy.co.uk or call on 01684 778511. We require at least 24 hrs notice and we will do our best to accommodate the new date requested.

Snag DaddyExcellentSnag Daddy5.0 Based on 5 reviews fromSee all reviews review us onSarah DykesSarah Dykes ★★★★★ Requested a full snagging report a couple of days after moving into a new build. Within 48 hrs snagdaddy had attended and a further 48 hrs provided a 190 point snagging list. There was no way we would have picked up 95% of them. I was focused on a couple of major irritants. I have a meeting with the builder later and I can’t wait to produce the report ( each item clearly defined with a colour photo highlighting exact issue ). I know I have a journey to get things fixed but I have a professional document , identifying NHBC standards. It will get done !
